My journey into real estate wasn't easy, but it was incredibly rewarding. I leveraged my connections through my business school at USC, where the mantra was firmly ingrained: 'your network is your net worth.'
A Star Is Born: Building a Network
Before diving into business school, I had run my own business for eight years and yet barely knew anyone. At USC, I zealously attended every social networking event, often multiple nights a week. These events were my playground for making valuable connections.
One such connection came from meeting a guy who was running a boutique investment bank. His enthusiasm and the intrigue he sparked piqued my interest, leading me to give his domain a try during my second year at school. I dedicated myself fervently to several high-profile MA deals, yet they all ended in failure. Despite this, I remained steadfast, eventually securing a deal with a client from my hometown, San Jose.
Perseverance and Persistence
When I graduated, I continued working on this deal, which took almost a year to come to fruition. Frustration was thick, but I forged ahead. Finally, the client agreed to let me handle the real estate portion due to my relentless persistence. I began with a large ranching operation, a decision that perplexed both the locals around the ranch and me.
I approached the listing process methodically and formally, a challenge I had yet to fully master. Despite competitors attempting to sway me with lavish dinners and offers, I remained resolute. The deal sparked whispers and gossip throughout California's central valley, and my persistence paid off—my first and largest parcel closed for an impressive $14M. This marked a career high-water mark and assured me that my hard work had paid off.
Helping Others Follow in My Footsteps
This initial success was much more than just a lucrative result. It laid the foundation for me, allowing me to repay my hefty student loans and beyond. Most recently, I have been able to replicate this success multiple times, but I am yet to surpass that initial high-water mark. This journey has been fascinating and incredibly rewarding, and I aspire to help others achieve similar success in real estate.
One of the keys to my success was a period of intense learning and help from an experienced and patient escrow officer. Even ten years on, I continue to seek her guidance on complex real estate deals. USC was spot-on: that first set of deals has been the backbone of my career, demonstrating the power of strong connections and relentless effort.
